"It is better to remain silent and be thought a fool than to open one's mouth and remove all doubt."                                                                                                                         Abraham Lincoln

Words of wisdom that were drilled into me by my father as a child and beyond.  They have served me well throughout my life both as a civilian and in the military.  I have travelled extensively while serving in the US Army in the eighties right out of high school and again starting in 2001.

After working in the aerospace and defense industry for twenty years in between, I again found myself readying to jump from seven hundred feet above ground level from an aircraft I'd only heard of hours earlier after attending a jump refresher course that seemed just a bit too brief. It was not that I questioned my equipment nor the instructions of my jumpmaster but rather the durability of my much older body. I am happy to report that I was able to walk away from that landing and many others thereafter.

My last military assignment was as an instructor at the John F. Kennedy Special Warfare Center where I taught and mentored many newly assigned enlisted soldiers and officers prior to deployments into harms way.  This was by far the most rewarding position I have ever filled and I take solace in knowing that this will be my legacy.  The most important point I would make in my teachings was to stress " Pay attention to detail. "

This, I practice on a daily basis and is a mindset that is invaluable within my real estate dealings with the myriad of details involved in both the buying and selling of a home.   I bring my can do attitude and never ending energy to every business relationship from start to finish.

“ Sometimes the questions are complicated and the answers are simple.”

Testimonials

Phillip Warner did an excellent job representing us in our home search. He provided wise counsel as we considered a number homes - always a few steps ahead anticipating our needs and desires for the perfect house. That’s because he asked the right questions and listened. We felt with confidence that Phil was our advocate as we navigated the search, avoiding properties with hidden problems - and negotiating the purchase of our dream home.

David Hackett

Phil Warner in the Essex office, was the perfect agent for our house hunt: knowledgeable, kind, and an extremely effective advocate. He responded immediately to texts, gave invaluable advice, and always made us laugh, even at the most stressful moments. Without him we would not have found the ideal home, which was not what we initially had in mind but in retrospect makes perfect sense. I recommend him without reservation and now consider him a dear friend.

Tamar Birckhead

Moving from Texas, we quickly learned that the real estate market is a completely different rodeo in CT. A huge shout out to Phil Warner for navigating and guiding our real estate journey. Bravo Phil and thank you!

James & Rebecca Harris

Excellent

B1388 LLC

Phil Warner has deep knowledge of Essex an the surrounding areas. From New Haven to the Rhode Island border, he is my go-to agent. I highly recommend him.

Ange Investments LLC

My experience with William Pitt was wonderful! Phil Warner was so helpful, pleasant, friendly and very professional with my situation. I would highly recommend both William Pitt and Phil Warner in any real estate transaction/transition whether it is buying, selling or renting. As we all know, relocating is very stressful and to have someone to help you every step of the way is a high testament and greatly appreciated! Thank you.

Monica Littler

We were pleased with the quality of professionalism and service provided by Philip Warner and associates.

Joanne Bugai

Phil Warner has been my agent for two purchases and one sale. I went back to him after the first deal because he did such a great job. He’s very knowledgeable, hardworking and gives great advice. All three transactions went as smooth as possible thanks to Phil.

Scott Sweeney

I couldn’t ask for a better agent. Far exceeded any expectations I had.

Scott Michael Sweeney

Phil Warner is an outstanding agent and made the always complicated and stressful process of purchasing a home worry-free and as easy as possible. He always acted 100% in the best interest of the client.

Nicholas & Amy Graham

Phil Warner was absolutely sensational as our buyer's agent. He helped us navigate an extremely challenging market and find a home we love. His knowledge of the extended area, his negotiating skills, his genuine care and advocacy for us when we were confronted with challenges in several houses we were interested in, was all invaluable. His integrity and advice were impeccable. He knows how to get deals done. Plus, he's one of the loveliest guys you'll ever meet. Can't recommend him highly enough.

Johnette Howard

Phil always had our best interest in mind. He knew the area very well and provided resources outside the scope of property purchasing.

Kevin & Caroline Adams

Phil was extraordinary, going above and beyond at every point of the transaction. He understood the market and our needs, managing the entire process with our best interests in mind. We highly recommend Phil and will use him again for future transactions.

Marc Lotti

Phil is the most helpful, attentive, and informed realtor we’ve ever had. And we have had quite a few!

John & Flora Stetz

Our realtor, Phil Warner was great and went beyond the scoop of expectations. He was ALWAYS available to us, no matter time or day and never seemed too busy to give us his undivided attention. We felt like we were his priority no matter what and it made us feel well represented. I would not hesitate to use him again as a realtor.

Nancy & Whitney Garlinghouse

Phil was OUTSTANDING. Negotiated like a champ. Hustled his rear end off. Minded every detail. He was absolutely indispensable. I can't say enough good things about Phil. I've seen my share of realtors over time but Phil Warner is in a complete league of his own. And, on a personal note, he's 100 percent genuine. A great guy. I consider him a friend. My wife and I couldn't be happier in our new home in Essex Village. Thank you, Phil!

Zenas Zelotes Esq.
